  Buyer Beware. KB Homes Sales team misrepresented major items which would have impacted the decision to spend over $500,000 to have a new home built in their subdivision.  First the sales office stated that it was not permitted to have the same elevation within proximately of your own.   Then, it is disclosed there is a $120 a month HOA fee for front yard maintenance.  After you have closed on your house and have moved in a couple months two of your exact same elevation is built directly across the street and one other door down from that one.  Then, after we were handed our keys to our house we were told that we purportedly had to have all backyard landscape approved by the HOA; which is not true per CCNRs.  Not only were we misinformed but it turned out that after a month of fighting with the management company they eventually agreed the CCNRs dont say back landscape need apprival but then continued to pursue us because we wanted to lay pavers.  They claim landscape is to means softscape and not hardscape but nothing states that. I would have never bought a detached single family home if I knew the builder set it up so that they restrict my rights to my own home, lot and enjoyment thereof without approval nightmare. I asked KB Homes, who wrote and recorded the CCNRs, who hired the management company and who is still in control of the HOA to step in but they refuse.  I love the interior of my home and the individuals who work at KB (other than sales) up until the point of closing have been wonderful but that does no good when you hate where you live because the builder miss-represented  the “front yard landscape maintenance” HOA, that they will not have your house look like the one across the street or that the management company and HOA they are in control of to make up rules that did not exist nor were disclosed prior to taking your hard earned money.  This has caused stressed, cost me money for attorney opinion letter in support, caused me embarrassment for my home looking like I have a 90 year old front porch they won’t fix and houses exactly like mine across the street, caused me higher blood pressure with physical issues due to fighting with them for a month when the CCNRS clearly say they do not control my backyard landscape and now causing problems in my marriage.  I regret the day I stepped foot in the Almondridge subdivision and pray other Buyers will be aware and not regret such a large mistake as to trust a builder who only cares about the sale and not the people who make their lives in the homes controlled not by the owner, but by the builder/management company/HOA controlled by the builder.  Additionally, they wrote into CCNRs that if you don’t hire the builder to do solar, that it has to be approved and you cannot have more than 2 people per bedroom, cannot use your garage for anything except car parking, that you can only have so many caged or uncaged animals, that you are only allowed certain colors for window coverings and you cannot put statues , change your landscape or trees without their approval either.  If you’re looking for a single family home to truly be yours, don’t buy KB.
